How to Prepare Your Home for a Handyman Visit with Multiple Jobs

October 2026 7 min read

A list of plaster repairs, tired paintwork, cabinetry adjustments and outdoor maintenance needs more planning than a single repair. Preparing a clear job list, sending useful photos and arranging safe access helps the team assess the work and agree on what is included.

You do not need to diagnose faults or buy materials beforehand. The aim is to explain what needs attention, set priorities and confirm whether the appointment is for a quote or for agreed work.

1. Make One Job List, Organised by Area

Walk through the property and record everything you want assessed. Keep it in one document or email so the full scope is easy to review.

For each item, include:

  • Location: the room or outdoor area.
  • Problem: what you can see, hear or feel.
  • Desired result: a repair, replacement, adjustment or broader improvement.
  • Priority: essential work or something to include if the budget allows.

"Laundry cupboard door rubs against the neighbouring door" is more useful than "fix laundry". Likewise, explain whether a damaged wall needs patching only or patching and painting.

Group jobs by room, but let the team recommend the work sequence. Plaster repairs generally need to come before painting, and cabinetry changes may affect surrounding finishes. Some tasks may require separate visits rather than being completed in one day.

2. Send Photos and Measurements Before the Visit

Photos help explain the scope and flag whether an on-site assessment is needed before quoting.

For each job, send:

  • A wide photo showing the room or surrounding area.
  • A close-up of the fault or damaged surface.
  • A photo of relevant hinges, handles or existing fittings.
  • Approximate measurements, where you can take them safely.
  • Notes about access restrictions or anything hidden from view.

For cabinetry work, show the whole cabinet as well as the affected part. For outdoor repairs, include the surrounding ground and access route.

Describe symptoms without guessing the cause. If plaster is stained or timber feels soft, say so. The cause may need assessment before cosmetic repairs proceed.

Do not climb onto roofs, remove fixed covers or disturb suspect materials to get a better photograph.

3. Identify Work That Needs a Specialist

A multi-job visit does not mean every task belongs with the same trade.

MK Home's work includes cabinetry, painting, plaster repairs, fencing, deck staining and suitable general repairs as part of organised property maintenance or home-improvement projects.

Flag any tasks involving:

  • Plumbing or gas.
  • Electrical wiring, switches or power points.
  • Waterproofing or tiling.
  • Suspected structural movement.
  • Materials that may contain asbestos.

Do not assume these are included in a handyman booking. Plumbing, gasfitting, electrical, waterproofing and tiling work should only form part of an MK Home project where an appropriate licensed-trade arrangement has been confirmed. Suspected structural problems or asbestos also need specialist assessment before affected materials are disturbed.

MK Home is not an emergency callout service. If a problem presents an immediate safety risk, seek appropriate urgent assistance rather than waiting for a planned maintenance visit.

4. Confirm the Scope, Materials and Budget

Before the appointment, check whether the visit is for assessment and quoting or for agreed work. You may not need to empty cupboards or move furniture for an initial assessment; ask what preparation is required.

Confirm these details before work starts:

  • Which jobs are included in the quote?
  • Which items need further assessment?
  • Who is supplying materials and fittings?
  • Are paint colours, finishes and hardware selections settled?
  • Does plaster work include painting, and over what area?
  • Are rubbish removal and disposal included?
  • How will additional work be priced and approved?
  • Could drying times, material orders or weather require another visit?

Do not buy replacement parts unless their suitability has been confirmed. Similar-looking hinges, handles and cabinet components can have different dimensions or fixing requirements.

If you have leftover paint, spare fittings or product details, let the team know. Existing paint may help identify a colour, but its condition and suitability for touch-ups still need checking.

Share your budget and any genuine deadline early. An upcoming lease, inspection or sale can affect priorities, but completion dates need to be agreed rather than assumed. If you are weighing up what a multi-job visit should cost, our guide to handyman costs in Melbourne explains what affects a quote.

5. Clear Access to Each Work Area

Focus on making the agreed work areas reachable. There is no need to tidy every room in the house.

Before work begins:

  • Remove loose belongings from the immediate work area.
  • Empty affected cupboards and drawers if requested.
  • Move fragile items, artwork and valuables away from nearby surfaces.
  • Clear hallways, stairs and side access paths.
  • Move vehicles if they block agreed access.
  • Point out delicate flooring or surfaces needing particular care.
  • Confirm who will provide floor coverings or other surface protection.

Ask before moving heavy furniture or appliances. Explain any lifting or access difficulty in advance so it can be planned safely.

Leave dismantling, surface preparation and removal of damaged materials to the agreed scope. Pulling apart a cabinet or scraping back a damaged wall can expose hazards or make the repair harder to assess.

6. Plan for Pets, Children and Household Routines

Repair work can involve tools, dust, noise and open doors. Arrange a separate, secure space for pets and keep children away from work areas.

Let the team know about:

  • Working-from-home calls or other times when noise is difficult.
  • Mobility needs and walkways that must remain usable.
  • Anyone particularly sensitive to dust or paint odours.
  • Rooms or facilities the household needs during the day.
  • Shared driveways, apartment access or building-management requirements.

Discuss these needs before the visit so any restrictions can be considered in the work plan.

For outdoor jobs, clear toys, hoses and pet waste from the work zone. Ask whether weather conditions could affect the work or its timing.

7. Arrange Entry and Someone to Approve Decisions

Confirm the arrival arrangements and provide a contact number for someone authorised to answer questions or approve changes.

Your access details should include:

  • The full address and any unit or entry information.
  • Parking restrictions and loading access.
  • Gate, intercom or key arrangements.
  • A contact person available during the work.
  • Any limits on access hours.

For rental properties, landlords and property managers should arrange tenant notification and access in line with applicable requirements. Make sure the person on site knows what work has been authorised.

If you cannot attend, agree on how unexpected findings will be communicated. Additional work and costs should be discussed and approved before proceeding.

8. Review the List at Arrival and Handover

At the start, briefly show the team each agreed item and confirm the priorities. Mention any changes since the photos or quote were provided.

If you have new requests, raise them before work begins. They may need different materials, more time or a separate quote.

At handover:

  • Review completed items against the agreed list.
  • Check repaired doors, drawers and fittings with the team.
  • Ask about drying or curing times before using or cleaning surfaces.
  • Confirm any outstanding work and follow-up arrangements.
  • Keep relevant product details and care instructions.

Some finishes cannot be used or cleaned immediately, even when the work looks complete. Follow the advice provided for the materials used.
